Buyer's Guide

Stick to a Budget When House Hunting

The house hunt begins and it can be tempting to see everything on the market in your target area. But seeing more homes isn’t always better. Make sure to set a budget for your new home. Touring homes outside of your budget can be time consuming. You also need to remember that the real estate agent is also your partner in this endeavor and you want to respect their time as well.

Make sure that you are pre-approved before the search begins. That way, everyone involved will consider you as a serious buyer. This will also let you know roughly how much money a bank is willing to loan you.

When buyers can’t decide, it’s almost always one of these:

🔑 The “must-have” list isn’t clearly defined.

🔑 Budget and wish list don’t align.

🔑 Decision fatigue is real; the more homes you see, the more they blur together.

🔑 Fear of making the wrong choice begins to outweigh excitement about finding the right home.

I cannot stress the importance of having a dialogue with your licensed real estate sales agent prior to house hunting. Make sure everyone is crystal clear BEFORE the showings begin. Better questions, not more showings, results in more clarity.

As a licensed real estate agent in both New York and Florida, I’ve seen over and over again that people forget that they actually have a budget! It’s crucial to determine before your search to see how much, if any, wiggle room you have for financing.

Define your “must‑haves” vs. “nice‑to‑haves”

  • Separate essentials (location, bedrooms, bathrooms) from extras (pool, upgraded kitchen).
  • It keeps emotions from pushing you past your price range.

I like to follow and share the 80/20 guideline with my clients.  Let your “must-haves” fall around the 80% mark. These are things that you cannot, or simply do not want to live without. It’s rare that anyone will find a home that covers 100% of what you’re truly looking for. We’ll call that the “Unicorn Home”, otherwise known as “nonexistant.”  Once you have decided a property covers 80% of livability, let’s look at the other 20% remaining. The “nice-to-haves”, as I like to call them. Take out the essentials and look at what you are willing to accept. Can these features be changed through remodeling down the road? Are they structural, and the architecture will remain untouched? These are decisions you’ll need to make, yet keep your emotions in check.

Don’t stretch for “dream home” features

  • Remember: upgrades can come later.
  • Focus on solid structure and location first — cosmetic changes are easier down the road.

Track total costs, not just the listing price

  • Factor in taxes, insurance, HOA fees, expected repairs, maintenance and other relevant costs.
  • A $10K cheaper home can end up with a higher monthly cost after you factor in all the other costs.

Use a buyer’s agent who respects your limits

  • A good buyers agen will filter listings that fit your budget and negotiate smartly.
  • They’ll also help you spot hidden costs before you commit.

Look at what you are paying for the entire picture, not just the upfront costs. If you’re searching in an HOA community, are the fees reasonable?  I need to remind my clients that the mortgage is just the beginning. Even if you are paying cash, be sure to consider the taxes, insurance, HOA fees, etc. that will contribute to the expense of the home.

Keep a running spreadsheet

  • Log each property’s price, estimated monthly payment, and pros/cons.
  • Seeing numbers side‑by‑side helps you stay grounded.

Don’t be afraid to ask your agent to help you with a spreadsheet of costs. That’s what we’re here for …

Leave room for surprises

  • Leave extra room in your budget for inspection findings, closing adjustments, or moving costs.
  • Avoid using every available dollar for the down payment and closing. Consider maintaining a financial cushion for moving expenses, immediate repairs, furnishings, maintenance, and other costs that may arise after you take ownership.

Do you know what your closing costs will be? Let your agent and lender help you with the calculations. DON’T assume and then be surprised at the closing table!

I have worked with numerous buyers and financing types, including first-time homebuyers, VA loans, and cash purchases. Each transaction is different. Lender and attorney can have their own unique processes and approaches. Your agent may be able to provide names of lenders, inspectors, attorneys, title professionals, or other service providers they have worked with, but buyers should compare their options and choose the professionals who best fit their needs. Keep in mind, there’s no such thing as “standard” in the real estate world. Attorney fees vary. Interest rates vary. And agents vary, too.
